How To Use It
- Open the correct asset first, then log each round clearly.
- Use the labeled date fields to track close, expiration, and seller-response timing.
- Open the Net Proceeds Worksheet from the negotiation panel when you need a working seller net sheet. The worksheet pulls over the address, buyer, price, financing, concessions, and close date when those values are already on the offer.
- Use the Texas title estimate button to fill the owner policy line from the sales price, then override it later if the title company sends a final pricing sheet.
- Use the tax-proration helper when you know the annual tax amounts and want to carry them from January 1 through the closing date.
- Save the worksheet on the offer once the offer exists, and use the import box for title-company text, CSV, or JSON numbers.
