Offers & Negotiations

Stores offer rounds, buyer details, status, dates, pricing, negotiation notes, and a working seller net-proceeds worksheet.

Who Uses This Feature

Admin, Asset Manager, Brokers, Agents, and Transaction Coordinators working deal activity Transactions

What This Feature Can Do

  • Offer entry
  • Negotiation timeline
  • Accepted / rejected / counter handling
  • Buyer detail storage
  • Net proceeds worksheet popup with live estimated-net math and printable draft support
  • Texas title policy estimate based on the Texas Department of Insurance basic premium schedule
  • Tax-proration helper tied to the closing date
  • Offer-linked worksheet save plus title-sheet text, CSV, or JSON import

How To Use It

  1. Open the correct asset first, then log each round clearly.
  2. Use the labeled date fields to track close, expiration, and seller-response timing.
  3. Open the Net Proceeds Worksheet from the negotiation panel when you need a working seller net sheet. The worksheet pulls over the address, buyer, price, financing, concessions, and close date when those values are already on the offer.
  4. Use the Texas title estimate button to fill the owner policy line from the sales price, then override it later if the title company sends a final pricing sheet.
  5. Use the tax-proration helper when you know the annual tax amounts and want to carry them from January 1 through the closing date.
  6. Save the worksheet on the offer once the offer exists, and use the import box for title-company text, CSV, or JSON numbers.

Best when

A property is actively receiving, countering, or evaluating offers.

What you will see

An asset selector, negotiation panel, offer details, labeled dates, the negotiation timeline, and a popup worksheet for estimated seller net proceeds.

Watch for

Always save offers against the correct asset and keep response dates clear so the timeline remains credible. Use the worksheet as a working draft until title-company pricing is available.
