Cowtown Realty LLC – Investor Access Portal

By registering for or accessing this website and any restricted property information, you agree to the following terms.

1. Licensed Brokerage Disclosure

Cowtown Realty LLC is a Texas-licensed real estate brokerage. All activity is subject to Texas Real Estate Commission (TREC) rules, federal fair housing laws, seller guidelines, and REO servicing agreements. Nothing on this website constitutes a binding offer.

2. Access Restrictions

Access to restricted inventory is granted at our discretion. We may deny or revoke access at any time without notice. Registration does not create agency or representation.

3. REO Property Rules

  • No property access without a licensed agent present.
  • No lockbox codes will be distributed.
  • No direct contact with occupants, vendors, or asset managers.
  • No offer submission until the asset manager authorizes acceptance and transmission of offers.
  • Seller controls pricing, timelines, counters, repairs, and acceptance.
  • No assignment, marketing, or resale of REO properties without written approval.

4. Corporate and Institutional Listings

  • All communication must go through Cowtown Realty.
  • No unauthorized contact with ownership entities.
  • No early entry, contractor access, or inspections without written approval.

5. Property Information Disclaimer

Information including repair estimates, condition reports, square footage, pricing, and occupancy status is provided for convenience only. Buyers are responsible for independent verification and due diligence. Accuracy is not guaranteed.

6. Security and Confidentiality

  • No sharing login credentials.
  • No distributing internal documents, photos, or repair scopes.
  • No reposting or public marketing of portal content.

Unauthorized distribution may result in termination of access and possible legal action.

7. No Agency Created

Registration does not create a buyer representation agreement. Agency exists only through a signed written agreement.

8. Offer Submission Requirements

Offers must include required documentation such as proof of funds or pre-approval and all required addenda. Incomplete offers may not be submitted. Submission does not guarantee presentation if restricted by seller instruction.

9. Fair Housing Compliance

Cowtown Realty complies with all federal and Texas Fair Housing laws. Discriminatory requests will result in termination of access.

10. Limitation of Liability

Cowtown Realty LLC is not liable for market changes, repair overruns, asset manager delays, title issues, utility interruptions, or third-party performance.

11. Indemnification

You agree to indemnify and hold harmless Cowtown Realty LLC, its brokers, and agents from claims arising from misuse of information, unauthorized access, or breach of these terms.

12. Modifications

Terms may be updated at any time. Continued use of this portal constitutes acceptance of revisions.
